According to the latest Fotocasa report, less than 1% of the housing stock is designated for vacation rentals. Although profitability can be high in coastal areas, only 3% of buyers plan to invest for this purpose (in 2023 it was 6%).
Investor profile:
Male, ~49 years old, upper-middle class, living with a partner and seeking extra income.
Key fact:
Most invest for financial profitability, not for personal use.
In large cities, the model is losing ground due to regulation and social pressure.
But on the coast… it’s a different story! Some areas offer gross profitability of up to 13%.
